As a proud resident and Realtor in Dripping Springs, I’ve seen firsthand how our community has grown and evolved over the years. With that growth comes a responsibility to thoughtfully plan for the future—and that’s exactly what the 2040 Dripping Springs Comprehensive Plan—aptly named "Reimagine Dripping Springs"—sets out to do.
Whether you’re a long-time resident, new neighbor, or just love this special corner of the Hill Country, here’s what you should know about the vision guiding our city’s next 15-20 years.
Why a Comprehensive Plan Matters
In short, the Comprehensive Plan is the city’s blueprint for managing growth while preserving what makes Dripping Springs unique—our Hill Country charm, natural beauty, dark skies, and tight-knit community feel.
The last plan was adopted in 2015, but with the rapid population growth, infrastructure demands, and evolving needs of our residents, it was time for a fresh vision. The 2040 Plan is designed to be that guiding light, helping city officials, developers, and community members align decisions with long-term goals.
Community-Driven Vision
What makes this plan special is the extensive community input. Residents shared what matters most, and the city listened. The guiding principles reflect values we all know and love:
Preserve nature and the environment
Maintain rural, small-town character
Support a friendly, family-oriented community
Celebrate local charm, history, and culture
Protect dark skies and quiet spaces
Balance growth with economic opportunity
In the words of the plan’s vision statement:
“As the Gateway to the Hill Country, Dripping Springs is a friendly and charming community with unique scenic beauty. We are committed to exhibiting the best of small-town life in Texas by preserving our natural resources, neighborhoods, and dark skies.”
Key Focus Areas of the Plan
The 2040 Plan breaks down into five core elements, each with specific goals:
Community Character Manage growth while preserving our Hill Country feel and sense of place.
Infrastructure & Facilities Ensure utilities, roads, and public spaces meet current and future needs.
Connectivity & Corridor Enhancement Improve regional transportation networks and enhance major roadways.
Housing Expand housing options and maintain strong neighborhoods.
Economic Development & Funding Foster a balanced, resilient economy that supports local businesses and tourism.
Growth Without Losing Our Roots
The plan outlines future land use strategies through “Place Types”—a more thoughtful approach that goes beyond zoning to focus on character and feel. Whether it’s preserving Hill Country rural areas, enhancing neighborhoods, or revitalizing Mercer Street as our historic village center, each area is designed with intention.
For example:
Hill Country Preserve Areas focus on conservation.
Mixed-Use Districts will offer walkable neighborhoods blending homes, shops, and offices.
Village Center (Downtown) aims to protect the historic charm while supporting local businesses and events.
Infrastructure & Traffic Improvements
With growth comes traffic (we all feel it on 290 and RR12). The plan acknowledges these challenges and proposes partnerships with TxDOT, Hays County, and developers to address road improvements and connectivity. Importantly, it emphasizes preserving scenic roadways like Fitzhugh and River Road while expanding capacity where it makes sense.
